TECHNICAL DETAILS OF PINE VALLEY PROJECT
VILLAS
Structure:
All the building frames of the villa’s will be Seismic Reinforced Concrete.
The Walls:
The building walls of the villa’s will be weather proof isolated walls giving protection against hot & cold weather. Clay Bricks will be used on internal and external walls.
Wall Finishes:
- External walls: 3 coats of plaster and 3 coats of high quality silicone paint.
- Internal walls: 3 coats of plaster and 3 coats high quality plastic paint.
- Bathroom & W/C: High quality wall tiles will be used.
- Kitchen: Between the upper and lower units high quality ceramic will be used.
Floor Finishes:
Outside terraces, entrance – entrance hall, kitchen, lounge, staircases, corridors and the 1st floor balconies will be natural travertine marble. All the bedrooms will be high quality laminated parquet. Bathroom and W/C in bedrooms will be covered with high quality ceramic tiles.
Doors & Windows:
Front door will be made of high quality heavy timber. Internal doors will be pressed type. All outside windows and doors will be double glazed Aluminium.
Pergolas:
Pergolas will be high quality heavy timber.
Wardrobes:
Spacious bedroom wardrobes will be made of laminated wood with plenty of drawers and hanger space.
Kitchen:
All the kitcen cupboards will be made of laminated wood and work tops will have special heavy duty laminated covers. Stainless steel sink units will have double bowls. Fridge, Hob & Oven, cooker hood unit and a Dishwasher will be provided as standard kitchen appliances.
Sanitary fittings:
All sanitary accessories and fittings will be of highest quality (white in colour).
Mechanical works:
Central heating piping and AC units for each room will be provided as standard and in addition to this 6 ton water tank, boiler and solar collectors will be used.
High quality PVC pipes will be used for hot & cold water supply internally, external water supply will be high quality galvanized steel pipes.
Permanent fresh running water will be availabile in the garden.
Sewage System:
General waste water treatment system will be used.
Electrical Installation:
More than adequate number of power points, lights, telephone and TV points will be in place. throughout the house.
In the event of a power cut, a standby communal generator will be automatically in effect.
Isolation:
All the terrace roofs will be covered with 3mm polyester isolation plus 2cm isolation board as standard. This will give high quality isolation against hot and cold weather conditions.
Chimney:
As standard all of the houses will have a chimney in the living room.
Landscape works:
As standard all of the houses will have special pavement drive way and the garden will be top soiled and lawned.
Swimming Pool:
The size of the pools will be 5m x 10m, the depth will be 1.4 standard, overflow system will be in effect and the surroundings of the pool (2.5m) will be paved by decorative marble.
